Nowadays property firms without a strong online presence are being left behind.

With more people using the internet to let, sell or buy property its essential agents keep pace with the digital revolution.

As a result, Letters of Distinction is not only enhancing its popular website to ensure top rankings in search engines like Google, but the firm is also setting up a facebook page and twitter account.

Scott Littlefair, Director at Letters of Distinction, explains: "The way people look for properties has totally changed in the last few years.

"People tended to use the property section of the local paper to see what was available. This is still a very valuable way of marketing a property, but it is just one method of reaching potential tenants and buyers.

With smart phones and mobile internet accessible 24/7, its essential properties can be advertised online so people can download the properties they are interested in as soon as they hit the market place.

We plan to tweet about new properties as soon as they become available and our facebook page will allow anyone looking to rent instant access to all our latest properties."

Shortage of rental properties continues

The property rentals market in the York area is continuing to boom. This is resulting in a major shortage of empty properties that are available to rent.

Scott Littlefair, Director at Letters of Distinction, says: "In many cases we are letting properties as soon as they become available. Demand is outstripping supply and there is very little stock available.

We have tenants looking for all types of properties from apartments through to large family homes. Anyone who owns a property that is currently empty should get in touch now.

Our latest figures show that when new properties come onto the market, on average they take just 11 days to let with an average of 2.3 viewings."

Soaring sales successes at Sellers of Distinction

Sellers of Distinction is delivering outstandingly quick sales despite fluctuating market conditions.

The successful sales division recently sold an apartment at the Westgate development on Leeman Road in just eight days.

Sellers of Distinction's Sales Manager Hannah Roberts explains: "It's not unusual for us to deliver such fast sales.

We saved the vendor of the apartment £2500 and another client who works as an architect did his own plans and viewings so he paid just £250 to sell his property."

New legislation tightens EPC rules for landlords

From the 1st July Energy Performance Certificates (EPCs) must be displayed on all marketing literature for all properties that are being advertised to let.

Scott Littlefair, Director at Letters of Distinction, says: "The rules have been tightened as a result of the Government wanting to prioritise energy efficiency.

This means EPCs are now a mandatory document and must be displayed within seven days of marketing a property and a copy should be attached to all written particulars during the marketing process.

The good news is that Letters of Distinction will take care of meeting all the legal requirements on behalf of our landlords."

New partnership enhances service for landlords

From now on Letters of Distinction will be working with TR Contents. The firm specialises in rental inventories.

The partnership will further reduce the risk of disputes between landlords and tenants. The new service is free to landlords that have their property managed by Letters of Distinction.

TR Contents carry out a detailed inventory before a tenant moves into a property. The company will also oversee check-outs.

Brigitte Voss, Office Manager at Letters of Distinction, says: "By using a third party company, that's completely impartial, to provide inventories it makes the whole process completely transparent and watertight for both landlords and tenants.

As a company we already have a low dispute rate but this partnership will help to improve our record even further.

By taking care of the inventory and check-outs TR Contents will agree the condition of the property with the tenants at the start of the tenancy. Our staff will continue to manage the rest of the check-in process.

At the end of the tenancy the condition of the property will be compared to the original written assessment, the inventory and the check-in documents.

Because everything is confirmed in writing and is extremely detailed, it leaves very little room for disputes."
